Job Description

The Operation and Maintenance BMS (Building Management System) Technician is responsible for the monitoring, maintenance, and troubleshooting of BMS systems that control HVAC, lighting, energy, fire alarms, and other building utilities. The technician ensures optimal system performance, energy efficiency, and quick response to system faults and alarms.

Key Responsibilities:

  • Monitor BMS system performance and respond to alarms and faults in real-time.
  • Conduct routine inspections and preventive maintenance of BMS hardware and software components.
  • Troubleshoot and repair faults in BMS field devices (sensors, actuators, controllers).
  • Assist in the configuration, calibration, and testing of BMS systems.
  • Coordinate with HVAC, electrical, and mechanical teams for integrated maintenance activities.
  • Generate reports on system performance, energy usage, and maintenance logs.
  • Perform software backups and support minor programming or parameter adjustments.
  • Maintain updated documentation for BMS devices, control drawings, and wiring schematics.
  • Ensure adherence to safety procedures and standards during maintenance work.
  • Provide support during the installation and commissioning of new BMS components or systems.

Qualifications and Skills:

  • Diploma or Technical Certification in Electrical, Electronics, Instrumentation, or related field.
  • 2 years of experience working with Building Management Systems (preferably in operations and maintenance).
  • Understanding of HVAC systems, energy management, and automation logic.
  • Ability to read and interpret BMS drawings, wiring diagrams, and technical manuals.
  • Basic knowledge of networking and control system protocols (e.g., BACnet, Modbus, LonWorks).
  • Willingness to work in shifts or on-call schedules as required.
